When a septic tank is finished: the signs, and where repair stops making sense

Signs it is the tank

A lid that has cracked, sagged or fallen in. Water in the tank sitting above the outlet while the field takes flow normally. A tank that fills far faster than the household could fill it, which means groundwater is coming in through a crack. Sewage odour at the tank rather than out at the field. Roots visible inside on inspection. A steel tank of any age, because they rust through. Every one of those is seen with the tank pumped down and the lid off, which is why the inspection comes before the recommendation.

Repairs that are repairs

A cracked or missing outlet baffle is replaced with a tee. A broken lid is replaced and a riser fitted. An inlet pipe crushed by a vehicle is re-laid. A distribution box out of level is reset. None of those is a reason to replace a sound tank.

Where repair stops

A cracked wall or floor in a high water table cannot be sealed reliably from inside, and a tank that admits groundwater floods the drain field every wet season. A tank too small for the bedroom count fails inspection at sale and overloads the field in between. A collapsed concrete tank is unsafe to work around. Those are replacements, permitted through the county environmental health office and sized to the house as it is now.

Replace the tank, keep the field

A tank replacement does not have to become a system replacement. Where the drain field accepts flow and the distribution box is level, the new tank connects to the existing field. Where the outlet has been passing solids for years, the field is inspected honestly first, because a new tank in front of a sealed field is money spent twice.
