What a well inspection actually checks
A well inspection is two things: a look at the equipment and the wellhead, and a measurement of what the well delivers. The first covers the cap and sanitary seal, the casing above grade, the pitless adapter, the pressure tank and switch, the control box and the wiring. The second is a flow and drawdown test: how many gallons a minute, for how long, and how far the level drops while it runs.

Testing without a closing
Most households never test their well between purchases, which is how a bacteria problem or rising nitrate goes unnoticed for years. An annual sample is cheap, and after flooding, after a nearby septic failure, or when the water changes taste or colour it is not optional.

What does a well water test look for?
Coliform bacteria, nitrate, iron, hardness and pH as standard, with lead, sulfate or other parameters added where a lender asks or the situation warrants.
How is the flow rate measured?
By running the well against a meter for a set period while watching the water level. That gives gallons per minute and shows whether the yield holds or fades.
How quickly can an inspection be scheduled for a closing?
